Commercial hard floors like VCT, tile, and sealed stone lose their shine over time, but not every dull floor needs a full strip. Picking the right level of care keeps floors looking good without unnecessary downtime.
Daily or routine maintenance means dust mopping and damp mopping with a neutral cleaner. This removes surface grit before it scratches the finish, and it's the single biggest factor in how long a finish lasts.
Scrub and recoat is the middle option. A floor machine scrubs off the top, worn layer of finish, then one or two fresh coats are applied. It restores the shine in a fraction of the time and cost of a full strip, and it's ideal every few months in busy areas.
A full strip is for when finish has built up, yellowed, or worn through to the floor. All the old finish comes off, the floor is scrubbed clean, and new coats go down from scratch. Most commercial floors need this once or twice a year, scheduled on a weekend so the new finish can cure undisturbed.
